Position: Maintenance Technician/ Plumber / Dock TechLocation: Paris, TXShift: Mon - Fri 1st ShiftEmployment: Contract to HirePay Rate: Competitive, based on experiencePosition Description:We are seeking a Maintenance Technician with strong experience in commercial and industrial facility maintenance to join a high-performing facilities team. This role is responsible for performing preventive maintenance, troubleshooting, and repairs on building systems and facility equipment in a safe, efficient, and professional manner.The ideal candidate will have experience across mechanical, electrical, plumbing, HVAC systems, and dock equipment, and will thrive in an environment where technicians "flow to the work" and support a variety of facility operations. Strong communication, ownership, and follow-through are essential to success in this role.This position offers the opportunity to work on critical building systems, advanced maintenance operations, and collaborative facility projects while contributing to safe and reliable operations.Key Responsibilities* Perform preventive maintenance (PM), troubleshooting, and repair of commercial and industrial facility equipment* Conduct regular system inspections and shift rounds to evaluate equipment performance and identify potential issues* Diagnose and repair mechanical, electrical, plumbing, and HVAC systems within the facility* Maintain and service dock equipment including dock levelers, dock locks, overhead doors, and seals* Troubleshoot and repair motors, transformers, MCC panels, circuits, variable frequency drives (VFDs), and electrical systems* Replace and maintain belts, hoses, filters, wiring, and other mechanical components* Perform repairs such as pump rebuilding, valve replacement, steam trap maintenance, and pneumatic device repairs* Maintain building systems including lighting, electrical distribution, plumbing fixtures, and life safety systems* Repair minor facility issues including plumbing leaks, sink replacements, piping repairs, and general building maintenance* Maintain parking lot and exterior lighting systems, emergency lights, and electrical outlets* Document completed work, findings, and maintenance updates in the Computerized Maintenance Management System (CMMS)* Order parts, create purchase orders, and coordinate with vendors when necessary* Participate in job meetings and maintenance planning discussions* Communicate clearly with team members and facility staff regarding work status and timelines* Support maintenance projects and coordinate with subcontractors when needed* Follow all OSHA safety standards, lockout/tagout procedures, and facility safety guidelinesRequired Skills / Education:Education* High School Diploma or equivalent required* Trade school, technical training, or coursework in maintenance, mechanical systems, or facilities management preferredExperience:* 4+ years of experience in industrial or commercial facility maintenance* Experience with mechanical, electrical, plumbing, and general building systems* At least 1 year of experience servicing dock equipment, including:* Dock levelers* Overhead doors* Dock locks* Automatic doors* Experience with commercial plumbing service or renovation work preferredCertifications & Licenses* Valid driver's license* Forklift operator certification* Aerial lift / scissor lift / JLG certification (or ability to obtain)Technical Skills* Strong knowledge of building systems including HVAC, electrical, plumbing, and life safety systems* Ability to troubleshoot mechanical and electrical equipment* Experience working with motors, MCC panels, VFDs, and electrical distribution systems* Ability to disassemble and repair pumps, fans, fixtures, and facility equipment* Skilled in the use of hand tools and power tools* Experience using CMMS systems, maintenance software, and building automation systems* Basic proficiency with Microsoft Word and email communicationAdditional Qualifications* Ability to work independently and manage multiple maintenance priorities* Strong problem-solving skills in dynamic facility environments* Ability to read and interpret technical manuals, safety procedures, diagrams, and schematics* Ability to perform basic math calculations and measurements* Comfortable working with computers, tablets, and mobile devices used for maintenance operations* Flexibility to support occasional weekend or non-standard work schedulesAbout Seneca Resources:At Seneca Resources, we are more than just a staffing and consulting firm-we are a trusted career partner.
